Because high quality Realtors ARE worth the commission they charge. Unfortunately, most are not that experienced or professional. Interview multiple Realtors, and avoid selecting based on them being a family member or neighbor (neither are qualifications).

A quality Realtor will tell you what your house needs to sell quickly, and what can be left alone. If you haven't updated your kitchen or bathrooms in 15-20 years, expect to spend a small fortune on upgrades and recoup 1/2 - 1/3 of the update costs.
